We built the company we wanted to hire.

Glorion was started by property owners who managed homes in Atlanta from several time zones away. We had good managers and bad ones, and the difference was almost never care — it was how long things took, and what it cost.

The pattern repeated. A resident reported something small. It sat. By the time anyone acted, the small thing had become an expensive thing, and nobody could tell us exactly when it had gone wrong or why. The work itself was not hard. The coordination was, and coordination is what does not scale when it depends on a person picking up a phone.

So we built the missing layer: a platform that reads every message the moment it arrives, classifies what it is looking at, and puts the right person on it. Then we put a real management company around it, because software cannot walk a unit, negotiate with a vendor, or tell an owner something they do not want to hear.

Traditional property management is labor-intensive by design. Coordinators, leasing agents, dispatchers, bookkeepers — that cost reaches owners as an 8–10% fee plus a menu of add-on charges. Taking the repetitive work off people let us do two things at once: charge a simple 6% with no add-ons, and respond faster than the firms charging ten.

Today Glorion manages single-family homes, duplexes and small multifamily properties across the Atlanta metro and Savannah — for owners who live somewhere else.

No hidden margin

We make money on the 6% and nothing else. No placement fee, no renewal fee, no markup on a vendor invoice. If you ever wonder where a number came from, you can see it.

People for judgment

The technology assists; people decide. Decisions about money, leases and tenants are made by a licensed Georgia manager whose name you know.
