Is the 6% really all I pay?
Yes. No placement fee when we fill the home, no fee at renewal, no markup on a repair invoice, no charge during a vacancy, no setup cost. We are paid a percentage of rent we collect for you, and if we collect nothing we are paid nothing. Repairs are billed to you at the vendor's actual invoice.
Is it safe to hand my property to a software-driven company?
The technology assists; people decide. No vendor is dispatched above a set threshold without your knowledge. No legal notice goes out without review. No lease is signed without approval. Software handles speed and consistency; a licensed manager handles anything that requires judgment.
What if I already have a tenant?
We take over seamlessly. You provide the lease and tenant information; we handle the transition, introduce ourselves to your tenant, and take it from there. Most transitions are complete within a week.
How are you different from the other "tech-enabled" PM companies?
Most PM companies bolted software onto an existing back office and kept charging for both. We built the operation around the technology from day one, so our cost structure is genuinely different — which is why we can charge 6% with no add-ons while most of our competitors charge 10% plus fees.
What happens if something goes wrong?
You have a direct line to us, not a call center. And because every action we take is logged and documented, there's never a question about what happened or when.
How fast is maintenance handled, and what counts as an emergency?
Initial triage is under two hours at any hour, and routine issues are dispatched to our vetted vendor network the same day. Anything affecting habitability — water, heat, electrical, security — is escalated to a person immediately and dispatched without waiting, up to your standing approval limit. You are notified at every step with photos and actual vendor cost.
